Home Maintenance Tips is an ongoing process. From clearing sidewalks and driveways of snow in the winter to keeping the lawn lush and green come spring, homeownership never takes a day off. Yet, we know that not all items on our to-do list are of equal importance. For example, if you don’t get to mow the lawn over the weekend, you can do it during the week. But if you don’t protect exposed plumbing pipes before the temps drop below freezing, you could find yourself dealing with a cracked pipe and serious water damage.
Keep your home in tip-top shape by keeping up with these essential tasks.
Winter
- Watch for ice dams. An ice dam forms when snow melts on a roof and refreezes as it approaches the edge. This is commonly caused by an overly warm attic and the roof above.
- Check for drafts around exterior doors and windows. Drafts are one of the biggest energy wasters and yet one of the easiest problems to fix; most can be eliminated with a little caulk and weather stripping.
- Test the sump pump. Make sure the switch is on then pour a little water into the crock to ensure the pump kicks in.
Spring
- Schedule an air conditioning inspection. Make sure your central air system is ready for the hot weather ahead by having the system inspected and tuned up by a licensed HVAC tech.
- Inspect the roof. Walk around the exterior of you home and take note of any visible roof damage or deterioration. For a more thorough inspection, contact a qualified roofing contractor. While you’re looking at the roof, look at gutters and downspouts for signs of damage. Spring is a good time to clear away leaves and debris so water will flow freely.
- Check sidewalks and driveway. Freezing temps and snow shoveling or plowing can do a number on sidewalks, walkways, and driveways. Seal any cracks if necessary.
Summer
- Trim the area around outdoor HVAC units. Weeds, grass, and shrubbery growing around a condenser can negatively impact the system’s efficiency and cause damage to internal components. Better yet, keep that area greenery free.
- Inspect your home’s exterior for damage. This includes the deck or patio, siding, and foundation.
- Test the underground irrigation system. Leaks in the connections or pipes can lead to sky-high water bills.
Fall
- Schedule a heating system inspection to ensure it’s ready to keep your home safe, warm, and comfortable all winter long.
- Winter-proof exterior faucets. Remove hoses, shut off the water supply to the faucets, and drain the lines to prevent freezing.
- Check roof and gutters once more. If you can safely do so, remove any debris or obstructions from gutters.
- Inspect the fireplace and chimney. Have a chimney sweep thoroughly clean the chimney and inspect the fireplace to ensure safe operation throughout the cold weather months ahead.
